Maintenance
Maintenance is not only a major component in
resident satisfaction, but also necessary for the integrity of the physical
plant.
One of the most important aspects of a reliable maintenance
program is communication, involving scheduling and coordinating work with the
residents. Response time is kept to a minimum, normally 48 hours for a
non-emergency and immediate response for an emergency. It is critical that the
resident be kept informed as to when to expect repairs.
Finally, quality
control is a must and is monitored through the use of supervisory inspections.
Each HUD unit undergoes a rigorous and scrutinizing HUD REAC inspection which
addresses all areas of the unit, building and common facilities.
Preventative Maintenance
Our
on-site staff maintains
comprehensive schedules,
charts, and reporting
systems that enable the
supervisors to monitor the
actual maintenance and
repairs of each unit and the
project equipment.
Additionally, our firm
analyzes all project
reserves, prepares equipment
replacement cost
projections, and makes
recommendations to provide
adequate future funding of
reserves.
Service
contracts are monitored and
maintained at all of our
properties for the building
equipment and systems. Other
routine maintenance is
charted by the maintenance
staff and monitored by the
Administrator.
The
Property Supervisor conducts
a general walk-through
during the weekly site
visit. Any pressing items
that need corrective action
are discussed with the
Administrator and the
maintenance staff.
AMCorp reviews the existing
Preventive Maintenance plan
and makes any necessary
adjustments. The owner(s) is
informed of the proposed
schedule of changes and
implementation.
