Each property has a Property Supervisor who is responsible for the day-to-day operations of the site and who is the primary contact person for on-site staff and the owner(s). Each HUD unit undergoes a rigorous and scrutinizing HUD REAC inspection which addresses all areas of the unit, building and common facilities.
The basic responsibilities of the supervisor are to:
- Establish rapport through direct communication with residents and owner(s)
- Communicate daily by telephone
- Visit the facility to conduct [at least] weekly walkthrough to identify and address concerns
- Monitor maintenance and repairs of buildings and equipment
- Manage financial stability, integrity and budgetary adherence
- Ensure that policies and regulations are implemented correctly
- Ensure that staff is properly trained and periodically evaluate performance
- Assist in program planning and provide direction to development
- Monitor daily activity of site operations
- Rent collection and banking
- Assist in daily problem solving
